How to increase the value of your property and sell faster.

1. First impressions are lasting impressions

You only get one chance to make a first impression. Your home might look like something out of Home Beautiful on the inside, but if the outside fails to impress, nobody will know what’s behind the door. So take a fresh look at your property from the road. Is it appealing? Does the outside need a new coat of paint? Could you add ornamental trees to frame the front door? Make sure there is no sign of litter or clutter in the front garden.

2. De-personalize

You may be very proud of your nick-nacks, but it’s more important to consider what others would think about an over-abundance of anything. Your prized collection of dolls or model motorbikes might really put someone off. Even a wall of family portraits can be off-putting. A prospective buyer needs to be able to imagine themselves in your space and this might be difficult if your walls are purple. When you present your home as neutrally as possible, you give them a canvas to paint on.

3. Keep it simple

Clutter can be really off-putting. Stacks of boxes, opened mail, old newspapers, have no place in a property that’s for sale. Sort them out or move them to where they won’t be seen. Put your kitchen appliances away and leave all the workbenches clear. Same goes for the bathroom, put all the soap and shampoos away and make sure your cupboards are tidy (they will peep!)

4. Fix broken fittings

This is very important. Home buyers are super-critical. This may well be the biggest purchase they have ever made and they want to make sure they get value for money. Just as you would reject a shop item that’s damaged, so they will reject your property if you have peeling wallpaper or broken light fittings. So fix those jobs that need doing and get a friend to help you look critically around the whole house. Make a note of what needs to be fixed and get to it right away.

5. A coat of paint could make you thousands

Not many people like painting, and you may think it’s not worth the effort, but you would be wrong. A freshly painted interior and exterior will add value to your property. Stage your house. Think Sarah Beenie. Any of the home improvement television shows will give you ideas to improve the presentation and value of your home. It is worth buying new bed linen and towels to give the impression of luxury.

6. Mmmmm coffee....

Coffee, freshly baked bread or home made muffins have all been known to seal the deal. You could put on some peaceful music to compliment your freshly painted interior and offer your muffins to viewers. Think of ways you could appeal to all five senses so that the viewing of your home becomes a sensual, memorable experience that will make prospective buyers fall in love with your place.

7. Spring clean

A house on the market can never be too clean. The aroma of a freshly cleaned house reassures visitors that the property they are considering is as clean as clean can be. Eucalyptus and other natural scents are most appealing. Make sure there are no cobwebs to be seen.

8. Make empty houses homely

If you have already moved out, you might want to consider the services of a professional home stager. These businesses can fill your empty space with beautiful furniture and accessories that will tempt the most discerning buyer. They can be quite pricey, but for the impact they make, it would worth finding out what they suggest. Most importantly, your house needs to look lived in. If it’s empty it can be both unappealing and a good indicator that you are desperate to sell.

9. List with several estate agents

All agents will endeavour to lock you into a sole agency contract. This is good for them, but not for you if you need a fast sale. Listing with multiple agents will increase your chances of a quick sale. You may find you pay more in fees, but if you need to sell quickly, you probably won’t mind.
